The rent roll is a snapshot of current leases and rents that can include information such as tenants’ names, rents paid or owed, how long a tenant has occupied the property, and more. Rent rolls are used by owners, lenders, and government agencies as a springboard to understanding the value and stability of a particular real property asset.
How do I generate a rent roll in Azibo?
Azibo enables rental property owners to automatically generate a complete, up-to-date rent roll for individual properties, portfolios, or all properties. Simply follow these steps:
- Keep your lease terms up to date in Azibo, and create new leases as needed. If you don’t have an active lease for a property or unit, the property/unit will still appear in the rent roll, but tenant and lease information will be “null”.
- Confirm all of your rent invoices are up to date in Azibo.
- If you’re collecting all rental income (including monthly rent, parking fees, and one-time charges) in Azibo, we will automatically track payment status, outstanding balance, and late counts for you.
- If you’re collecting rental income outside of Azibo, please be sure to add those invoices and record the actual payments for each.
- Go to Reports and click Rent Roll. Select the properties for the report to see the live results.
- Note – The Azibo Rent Roll only captures data from Azibo’s Rent Collection capabilities. If you are not using Azibo for Rent Collection, then the rent roll will not have data on your leases and rents.
What is included in Azibo’s Rent Roll report?
Field | Definition |
Portfolio | The name of the portfolio that contains the properties selected |
Property | The name of the property |
Unit | The specific unit number or identifier within the property. |
Bed / Bath | The number of bedrooms / bathrooms in the rental unit. This data is not currently captured in Azibo, but the field is provided so you can download the report and add it yourself easily before sending the rent roll to whoever needs it. Support for this data within Azibo will be added as a future enhancement. |
Sq Ft | The total square footage of the rental unit. This data is not currently captured in Azibo, but the field is provided so you can download the report and add it yourself easily before sending the rent roll to whoever needs it. Support for this data within Azibo will be added as a future enhancement. |
Current Tenant | The name of the current tenant occupying the unit. |
Phone | The phone number of the current tenant |
The email address of the current tenant | |
Rent | The rent amount set in the payment terms within Azibo |
Deposit | The security deposit amount set in the payment terms within Azibo |
Other income | The sum of any additional recurring payments added to the payment terms (e.g., pet fees, garage fees etc). Note - amounts collected via one time payment requests will not be included here. |
Balance due | The sum of all unpaid invoices of any type (rent, security deposit, and/or one time requests) that have a due date of today or earlier in Azibo. |
Current Year Income | Sum of all rent or one time invoices paid or recorded as paid in Azibo in the current year. |
Past Year Income | Sum of all rent or one time invoices paid or recorded as paid in Azibo in the prior year. |
Lease Start | The date when the current lease agreement started. If you added mid-term leases to Azibo |
Lease End | The date when the current lease agreement is scheduled to end. This will be empty if it’s a month to month lease. |
Remaining Months | The number of months remaining on the current lease agreement. This will say month to month if the lease type is month to month or if the lease has converted to month to month. |
