Step 1: Navigate to Properties
In your Properties section, click on the property you are adding your tenant into.
Click on "Add tenant".
If you click into your vacant unit, you will also have the option to click "Add tenant"
Step 2: Lease Set-Up
When inviting a tenant to pay rent on Azibo, you have the option to create a legal lease (that will be e-delivered and e-signed) along with the payment terms for Azibo. Please note, starting 12/4/24, Azibo's state specific leases will be unavailable while we work to enhance your lease generation experience. We appreciate your patience.
You also have the option to only collect rent on Azibo (if this tenant already has a lease).
Step 3: Create Payment Terms
After selecting your lease preference, you will input the start date and end date for the payment terms you are creating, and the date the rent is due.
You can choose to have your lease be month-to-month or set for a fixed term.
- If you select to have a fixed term, you can choose to automatically renew it on a month-to-month basis.
The dates you select should reflect the dates that you want your tenant to be billed on Azibo, not the dates of your actual lease.
You have the option to add "recurring payments" to your payment terms. These recurring payments will be added to each of your tenants monthly rent invoice.
You can configure a late fee for your tenant's payment terms. It can be charged once, daily, weekly, or monthly. The late fee can be a dollar amount, or a percentage.
You can enable partial payments on rent, and create a security deposit invoice, or prorated first/last months rent.
If you require renters insurance, you will checkmark the renters insurance box, where our system will ask your tenant to provide you their renters insurance policy number.
Step 4: Tenant Information
Once you have created your payment terms, you will enter your tenants information.
You will need to provide your tenants name, email and/or mobile phone number (please note the number must be able to receive texts).
This is how your tenant will sign up and into their account moving forward. Make sure everything is correct before inviting your tenant!
Here is a guide that will show you the renters onboarding experience!
Step 5: Confirm and Invite
Once you have added your tenant details, you can click on Continue. This will take you to the confirmation page.
Review the information you have input, to ensure it is all correct. If you have reviewed the details and are ready to invite your tenant, click on "Confirm and invite"!
Step 6: Review your Unit and Tenant Details
After you send the invite, you can return to the unit to review your tenant information, and payment terms. You will see invoices that have generated for the unit under the "Payment history" section, and you will see the payment terms under "Current payment terms".
